Unlike other funds, we allow our investors to use your shares in The Rural Fund as collateral for a loan from a traditional bank. This borrowing capacity affords an investor access to your money at a much lower rate than the tax that would be due if you took a dividend. When we pick investments, we favor operating businesses (e.g., boutique hotels, recreation venues) over passive income-producing assets such as storage facilities. These assets breathe life into rural communities. Also, because the communities lack these projects upon our arrival, our investments solve a pain point. Thus, as long as they are priced affordably, they are likely to be heavily patronized.

Typically we want to create a minimum of 20 permanent jobs per project, thereby further encouraging local patronage of the business. We’re not taking big, risky swings. Rather, our strategy is to amass many profitable small businesses, picking up a few million in annual profits here and a few million there to grow our value brick by brick.  

We intend to hold an asset for a minimum of 10 years (i) to ensure shareholders can avoid taxation on the appreciation (including accumulated operating profits) of the assets and (ii) to generate consistent operating income to pay any shareholder who is ready to redeem their shares.
